ขอบข่ายงานบริการ

o ให้คำปรึกษาเกี่ยวกับงานกฎหมายของโครงการคอนโดมิเนียม ร่าง/ตรวจใบจองสัญญาซื้อขายภาษาไทย (ตามแบบ อ.ช.22) และคำแปลภาษาอังกฤษ แนะนำวิธีการกรอกข้อความลงในสัญญาให้แก่พนักงานขาย

o ตรวจสอบข้อกฎหมายเกี่ยวกับใบอนุญาต อ.1 และ อ.6 เพื่อให้ตรงกับแบบแปลน พื้นที่ส่วนกลาง และพื้นที่บุคคล (พื้นที่ขาย)

o แนะนำข้อกฎหมายเกี่ยวข้องกับการจัดสรร โดยเฉพาะอาคารชุด เพื่อให้สอดคล้องกับกฎหมาย เจ้าของโครงการ และผู้ซื้อ และสำนักงานที่ดิน รวม ถึงการคำนวณเนื้อที่พื้นที่ส่วนกลาง และเนื้อที่ส่วนบุคคล (พื้นที่ขาย)

o ตรวจสอบใบโฆษณา แผ่นพับ ข้อความโฆษณาขายตามสื่อต่าง ๆ เพื่อมิให้ผูกพันเจ้าของโครงการเกินกว่าที่ได้ออกแบบหรือวางแผนไว้

o งานให้คำปรึกษาแก่ฝ่ายขาย งานก่อสร้าง และงานจัดเตรียมเอกสาร

Scope of Service

o Consultation on laws for condominium project, draft / check preemption and sale and purchase agreement in Thai version) (Form Or.Chor. 22) and translation in English, recommend the salespersons how to fill out the contract form

o Check the legal provision on licenses Or.1 and Or.6 to match the plan, public areas and personal area (selling space)

o Legal advice relating to the allocation, especially the condominium in compliance with the applicable laws, project owners, and buyers, the Land Department, and calculating the space for public area and personal area

o Verify advertising leaflets ad messages on media to ensure that the project owner will not be binding beyond that’s designed or planned.
